The F chord in the last verse should definitely be a G.
I fingerpick this song, and use the following progression on the second-to-last line of each verse, for example:
D D*/C D*/B D*/A
Then you better start swimmin', or you'll sink like a stone,
Here are appropriate left-hand positions for these "chords":
e-----2-----2-----2-----2
B-----3-----3-----3-----3
G-----2-----2-----2-----2
D-----0-----x-----x-----x
A-----X-----3-----2-----0
E-----x-----x-----x-----x
The actual left-hand positions I use are just a bit different, and have a dissonance that I find quite pleasant:
e-----2-----0-----0-----0
B-----3-----3-----3-----3
G-----2-----2-----0-----0
D-----0-----x-----x-----2
A-----X-----3-----2-----0
E-----x-----x-----x-----x
with the result that the actual "chords" I use are best written as:
D D9/C Em7/B A7sus4
Then you better start swimmin', or you'll sink like a stone,
Others may not like these fingerings, but I've never heard complaints after playing the song!

Are you sure about that F in the last verse?

Swap the 3rd and fourth versus.
Change that Gmaj7 for a simple G. Maybe it's the "right" chord, but I can't make it sound right. There is a walk-down bass line there too that makes it sound better. There is also a walk-up bass line on the last line of each verse.
